2685 University Avenue - Project Update

We are nearing completion of our project at 2685 University Ave in the Bronx. The project consisted of replacing two roof parapets. The existing parapets were demolished down to the top floor window lintels and all stone work was saved for re-installation at the end of the project. As part of the project we replaced all window lintels by the two parapet walls, and new parapets were build with all required waterproofing, wall ties, and weep hole - matching the original height and aesthetic.

42 Mott Street - Sheet Metal Cornice/Water Table Repairs

Below are pictures from our project at 42 Mott Street, where we are repairing the sheet metal cornice/water table. The initial work included furnishing and installing a hanging scaffold, while the main project consists of the following:

  • Scrape, prime, paint angle brackets
  • Replacement of all deteriorated wood
  • Pull tests
  • Removal and maintenance of existing cornice/water table and re-installation
  • Stucco repairs
  • Waterproofing entire assemble 
  • New reglet flashing installation

77 West 15th Street

We recently started work on our project at 77 West 15th Street. The project entails the demolition of the entire concrete walkways, including stairs and ramp, down to existing waterproofing and installing completely new waterproofing instead. We will also be repairing and patching the existing structural concrete deck, as well as installing new concrete on the entire walkway to match the existing one. The existing steel columns will be fire proofed, scraped, primed, and painted.

35-54 80th Street, Jackson Heights - Front Facade Repairs

Recently we started our front facade repairs project at 35-54 80th Street  in Jackson Heights. The project includes cutting and repointing mortar joints, replacing bricks throughout the facade, patching cracked sills/lintels, and repointing limestone cracks. The project just recently started and will take a few weeks to complete. Please check back in a few weeks to see updated pictures from the project.


482 Broome St - Facade Restoration

We recently completed the job at 482 Broome Street. The project took a couple of months and included the following:

  • Brick and stone cleaning (removal of paint from brick and stone)
  • Stone ledge and windowsills repairs and pointing
  • Brick and stone pointing
  • Cast iron repairs

  • Prime and paint all windows and doors (1st floor)

200-206-216 West 99th Street - Complete Project

After over a year of working on this project, we have finally completed it in January 2016. The project consisted of facade, roof and parapet work on buildings 200, 206, and 216 on West 99th Street. 

Facade:

35-55 78th Street - Jackson Heights: Facade Restoration and Waterproofing

We recently started our project at 35-55 78th Street in Jackson Heights. The project includes:

  • Pointing - cutting and repointing all mortar joins
  • Brick replacement - Replacing all cracked bricks throughout the facade
  • Lintel and sill replacement 
  • Window caulking on all windows 
  • Repair parapet walls and bulkheads and apply waterproofing

482 Broome Street - Facade Restoration & Repairs

We are near completion of our project at 482 Broome Street in New York City. When we initially started the project, the facades were very deteriorated and had some graffiti writing on the west facade. The project began in mid-October with the installation of the sidewalk bridge and scaffolding. Following that, we cleaned all the facades and began pointing and masonry repairs. After getting most of the pointing completed, we worked on some window repairs and painting. We are currently finishing up some paint removal and minor repairs before the scaffolding is removed and the project is fully completed.

24-26 East 93rd Street - Facade & Roof Work

We are currently working at 24-26 East 93rd Street on the roof and facades. The roofing work involved includes main roof replacements, coping covers and streamline panels replacements, skylight replacements, as well as drain inlets, scupper drains and drain line replacements.

In terms of the facade work, we are replacing the parapet on the west elevation and doing some pointing work throughout the facade. We will also be caulking and capping multiple windows throughout the building, removing loose stucco, parge areas, and power washing walls.

Completed Project: 3010 Valentine Ave, Bronx NY - Roof Replacement

Our most recent project at 3010 Valentine Avenue was a complete replacement of the existing roof with a new system manufactured by Siplast, with a cool roof cap sheet.

In order to properly replace the roof, we first had to remove and dispose of the existing roofing system down to the wood deck. We replaced the deteriorated plywood deck, furnished and installed a new 3-ply modified bitumen roofing system, complete with flashing and terminations. After that was completed, we applied a liquid membrane around the drains and roof penetrations.

35-37 78th Street - Cornice Replacement

142 Laurel Hill Terrace - Roof & Facade Restoration Project

After roughly a year and a half of work, last month the façade and roofing project has been completed at 142 Laurel Hill Terrace. While the majority of our work focused on putting up a new roof at the location, we did a lot of pointing, caulking, panning and various masonry work on the façade. 708 Greenwich Street

708 Greenwich St – Exterior Restoration Project

Our team here at Bulado General Contractors recently started working on the exterior restorations at 708 Greenwich Street in New York City. We are only in the first month of work at this project, but we have already mobilized and set up everything necessarily to properly perform the masonry restorations on the building. Some of the work to be completed on the building in the coming months includes:

·         Repair with Cathedral Stone patching mortar according to manufacturers procedures (areas at walls C floors 2-4 watertables, sills & window surrounds)

·         Repair masonry defects by cutting out brick units

·         Saw cut brick masonry mortar joints

·         Repair spalled and/or cracked stone lintels and sills

·         Replace in-kind stone sill

·         Hammer test all steel pintels

·         Repair concrete steps

·         Replace rusted lintels

·         Repair hole in sheet metal

·         Repair masonry defects at West façade

·         Remove bitumen coating and repoint brick masonry

·         Repoint vertical joint

·         Remove existing window sealant at all windows and reseal all window frames

·         Seal around opening of A/C units

·         Scrape, prime and paint all steel lintels and steel pintels


88-25 & 88-29 155th Ave – Façade Repairs

88-25 & 88-29 155th Ave – Façade Repairs

The project at 88-25 and 88-29 155th Avenue in Howard Beach, NY started a few month ago. We started in late March 2015 by mobilizing the building and preparing it for various façade repairs. Once the building was fully mobilized, our men began work on the balconies of the two buildings, completing partial depth concrete repairs, sealing cracks and joints at the balcony floors, and setting new compound at the balcony posts. In addition, we are working on applying waterproof coating to the balcony fascia, floors, and ceilings. Over the next few month, we will be completing the rest of the project, which includes:

·         Brick replacement

·         Repairing cracked mortar joints

·         Lintel replacement

·         Scraping, priming, and painting rusted lintels

·         Replacing cracked stones over lintels

56 Thomas Street – Masonry & Parapet Repairs

56 Thomas Street – Masonry & Parapet Repairs

We recently completed our masonry and parapet repairs project at 56 Thomas St, New York, NY. The project initially started in September 2014, when the building was mobilized and set up for further work, which consisted of:

·         Pointing and powerwashing all masonry on the North façade

·         Siloxane/aquathane waterproofing of the North façade

·         Re-painting of the North façade cornice

·         Scraping and painting of all five (5) French balconies

·         Sill repairs of sheet metal coping/covers on 2nd, 3rd, & 4th floors

·         Repainting of the North façade

·         Repainting of diamond plate ramp at building entrance

·         Structural expansion joint replacement

·         Painting of bulkhead cladding

·         Roof deck repairs & furnishing/installation of a 20-year Siplast roof system

Overall the project at 56 Thomas Street has been very successful. Despite the harsh winter, the repairs were completed in a timely fashion. Below please see pictures of some of the final work at the North façade of 56 Thomas Street.



Project Update: 166 East 34th St

The project at 166 East 34th Street has been progressing well, despite the poor weather conditions in the past few months. While there is still plenty of work to be done, the majority of the project has been finished.  As you can see in the pictures below, the new concrete steps and handicap ramp have been built along with the new stair tread installation. The project is into its last phase and should be completed soon.
