Bulado General Contractors is a licensed roofing, waterproofing, facade restoration, and masonry repair contractor. Our services include new roof installations, roof maintenance, re-roofs, facade restoration repairs (pointing, pinning, brick & lintel replacement, etc), roof deck repairs and installation, and blue & green roof installations. Do you do residential work or only commercial buildings?
Our team of professionals services residential, commercial, and industrial buildings.
Do you contract with buildings outside NYC?

When can you start working on my project?
Here at Bulado, we do our best to conform with our clients schedules and budgets. We want to work with you now! However, every project is different and time frames can be discussed with our project managers when all information regarding your project is available to us.
How do we pay you?
Payments are made at various points throughout the projects lifetime. The payment schedule is always included in contracts we make with our clients. At this time we accept payments by check, no credit cards.
What kind of crews do you use?
Our company only employs the best men and women in the industry. All our crews are fully insured and meet all licensing requirements so there is nothing for you to worry about.

What are some common signs of roof deterioration?
Some common signs that your roof is deteriorating and may need repairs or replacement are:

My roof is leaking. Should I replace it?
Roof leaks can result from a variety of factors, such as loose flashings or damage to sections of the roof. The extent of the damage will help us know whether your roof needs replacement or repairs.
What is the average cost of a new roof?

How long does it take to install a new roof?
There is a variety of factors that can affect the installation of residential and commercial roofs. An expected time frame for your project will be given as part of a proposal once our team has inspected your property.
Does your company provide roofing maintenance?
Yes. Bulado General Contractors can help you keep your roof in good shape by helping you remove any debris that may have accumulated on the roof, cleaning your gutters, and other roof maintenance techniques. Remember, the better you maintain your roof, the longer it will last.
What are some common signs of facade deterioration?
Some of the common signs of facade deterioration are:
- Cracked Paint
- Cracks in Masonry
- Deterioration of Mortar Joints (missing mortar, holes in mortar joints)
- Deterioration of Sealant Joints (adhesion failure, cohesion failure, reversion)
- Deterioration of Window Systems (gaps at gasket corners, caulked over weep holes, wet finishes)
- Displaced Elements – Debris

- Rust Stains (expansion of rust can cause spalls)

What is Local Law 11?
NYC Local Law 11 requires that all buildings six stories or higher must have their facades inspected every five years and certified by NYC Department of Buildings (see our links section for the DOB website and other useful sites). The law was established in order to detect hazardous conditions cause by damaged facades and ensure the safety of pedestrians, residents, and neighboring buildings.
What is the difference between face bricks and common bricks?
Common bricks are made with brick clay without any special surface treatment. Most common bricks are red with color and texture varying within a single brick.
Face bricks are more attractive than common bricks, with a better/smoother finish. Face bricks come in more options as they are the bricks seen on the outside surface of a building.
What is brick veneer?
Brick veneer is a covering brick that covers a wood frame. Brick veneer is easy to install and more affordable than common brick. It has a simple foundation and support system that can be installed at any time after building construction.
